OverviewThe ‘Magnificent Seven’ are the set of major redevelopment sites that will drive forward the regeneration of Gloucester and create the ‘step change’ required to transform the fortunes of the city.
These sites comprise:Greater BlackfriarsGreater Blackfriars will become a major new cultural quarter and tourist attraction within the heart of the city. A new square overlooked by a flagship hotel, cafes and bars will link through to new offices and apartments fronting the River Severn Quayside.Gloucester DocksThe redevelopment of Southgate Moorings as a major office headquarters will complete the mixed use regeneration and programme of major public realm enhancements within the core docks area. A major mixed use redevelopment around the historic dry docks, is proposed to provide an appropriate western gateway to the regenerated docks and city centre.Canal CorridorThe Canal Corridor is a highly strategic gateway that provides several important large scale employment opportunities for new and relocating businesses. Canal-side residential developments along the fully opened South West Bypass have been completed at Hempsted South and Monk Meadow Quay.Gloucester QuaysGloucester Quays is a £400m mixed use retail, leisure and residential development located immediately south of GloucesterDocks along the Gloucester and Sharpness Canal.The scheme's flagship Designer Outlet Centre opened in May 2009 with the new Sainsburys superstore and Travelodge Hotel commencing trading a month later.Earlier phases of development include a 'state of the art' new campus for Gloucestershire College at Llanthony Quay and the completion of a landmark new bridge crossing the canal at St. Ann Way.Future development phases will include the development of an 80 bedroom premium hotel adjoining the historic Llanthony Priory and redevelopment of Bakers Quay incorporating the conversion of listed canal-side warehouses to provide new and refurbished residential, health and fitness/leisure office accommodation, retail and bars.Kings QuarterA major continental style piazza and events space will be created at the centre of a mixed-use, retail led redevelopment that will secure a step change in Gloucester City Centre's retail performance and ranking.In January 2011 Gloucester City Council entered into formal discussions with Stanhope PLC to work up proposals for a comprehensive redevelopment of the area bordered by Bruton Way and Northgate Street, incorporating Kings Square and the city's bus station.GreyfriarsA planning application for a residentially led comprehensive redevelopment comprising 255 townhouses and apartments together with commercial, retail and restaurant uses and a community health centre was submitted by Linden Homes in January 2011.Consented demolition and site clearance works are being commenced in February 2011, in advance of main scheme commencement in early 2012, subject to the grant of planning approval.Railway TriangleThe redevelopment of this key gateway into the city, by road and rail, will deliver a major mixed use redevelopment incorporating employment, including a medi-science park and sustainable homes to create a high quality environment which will transform this previously derelict area.A planning application for a retail and employment-led regeneration of the northern triangle site – accessed from Metz Way – is now anticipated from LXB properties later this year.
