Canal Corridor

Overview

The Canal Corridor provides an important opportunity for a range of employment based regeneration projects, especially for those businesses seeking to relocate or expand within the Gloucester Heritage URC area.

It offers attractive residential development sites overlooking the Gloucester and Sharpness Canal that will help meet the growing need for family and affordable housing close to the city centre.

The completion of the South West By-pass has massively improved the southern approaches to Gloucester and opened up large areas of land in the city centre and the Canal Corridor for redevelopment.

Site description

The Canal Corridor is situated on both sides of the Gloucester and Sharpness Canal, linking Gloucester Quays to the southern boundary of the city, and Junction 12 of the M5 motorway. The Bristol Road side of the canal contains a range of mainly industrial, retail and commercial units. The west bank of the canal carries the South West By-pass, accessed by a major new bridge at its southern end, where the road crosses open farmland.

South West Bypass

The final section of the £43M South West Bypass and the diversion of the canal at two-mile bend is complete.

Officially opened 25th May 2007

Contract Chemicals Site

Outline Planning Application submitted

5th April 2007

 

CEG “Outline planning application” approved January 2009 incorporating 15% on site affordable housing provision

 

Demolitions and site clearance commenced April 2009

 

A variation in the January 2009 consent conditions was approved in August 2009

 

Section 106 agreement awaiting completion following clarification of planning resolution at November planning committee

S106 Agreement still incomplete as at 18th May 2010.

 

 

Transco Site

 

 

An Independent report on the Transco site commissioned by the URC was presented to the National Grid 21st September 2007.

On 7th November National Grid responded and contested the findings of the URC consultants despite ‘in principle’ agreement on the proposed remediation strategy being obtained from the Environment Agency. To resolve matters, further technical work is to be commissioned to validate GHURC’s position.
 

Travis Perkins Site

Outline Planning Application approved for 142 residential development and associated infrastructure works on the former Monk Meadow Trading Estate 15 February 09

Bloor Homes

A re-plan of the development is expected due to the change in market conditions and demand.  Re-plan application to follow with 4-storey canal side apartments being replaced by 2 and 3-storey townhouses. Overall unit numbers are likely to be reduced from 221 to 185.

 

A total of 100 new homes have completed up-to 31 March 2010
